The first private housing site released in Chencharu, HDB's new 70-hectare estate in Yishun.
Chencharu is a 70-hectare precinct planned for around 10,000 homes by 2040, at least 80% of them public housing. This is the first private site sold there, so it enters an estate being built around it rather than a mature one already fully priced.
The site carries roughly 13,000 sq m of commercial space, including a new air-conditioned bus interchange and a hawker centre. Residents step into transport and food without crossing a road.
Khatib station sits on the North-South Line, roughly 500m away. The North-South Corridor, which completes in phases from 2027, adds a faster road route toward the city.
Awarded on 26 September 2025 to Gamuda, Evia MCS and H108, which includes Ho Lee Group, at S$1.012 billion — S$980 per square foot per plot ratio.

HDB unveiled the Chencharu masterplan on 5 March 2024: a 70-hectare estate for about 10,000 homes by 2040, with a new park, hawker centre and bus interchange, and a community avenue linking the park to Khatib MRT.
